I am a Red Seal journeyman carpenter that’s been in the General Contracting business for over 15 years. We have continuously tried to push the envelope in the building industry here in Calgary.

We’ve recently built a fully serviced 3000 square foot millwork and metal fabrication shop to service our growing business. How to Choose the Right General Contractor in Calgary for Your Project?

 

If you’re in the market for a contractor in the Calgary area, here are five questions you should be asking when interviewing prospective contractors.

1. References

The first one is to get some references. While the best place to start is always with friends and family, you can also get references from the contractors you are talking to. Any reputable contractor worth their salt will be happy to give them to you.

What I would suggest you do is ask those people you speak with about their experience with the project and with that contractor. What went well and what didn’t go well. Take these notes down and keep them for when you make your final decision.

You can also get detailed reviews and references on third party sites places such as the Better Business Bureau and your local Homebuilders Association. These sites will be able to tell you which contractors are in good standing and which aren’t. You also can go to the national kitchen and bath association as well as there’s a multitude of other third-party review sites such as guild quality, etc.

2. Licensed

I know this may seem obvious to you, but most of the people who you meet and who claim to be contractors do not have a license. And it is a more frequent case if the contractor concerned is new to the business or if it is a local operation. If the contractor you are hiring does not have a valid license, you cannot go to your state’s licensing board and have access to his bond or file a complaint if the work is not good or if he takes off before the work is completed.

3. Insured

No one likes to see anyone get hurt, but unfortunately, it happens all the times, especially in the construction site. Please make sure that the people working on your project are properly insured so, in case of any misfortunate event, and they will be well taken care of.

You can do this by asking your contractor for a certificate of insurance. This is not an unusual request, so “most” professional contractors should not be surprised or feel insulted by request.

The certificate of insurance should have the name of the insurance company providing the insurance coverage. It’s mainly a snapshot that provides the verification of effective insurance. Furthermore, it will have the policy and the no policy limits along with some other important information.

You’ll also find on the certificate a producer or an agent’s name. It’s a good idea to check with the listed person to make sure the listed information is valid and that the policy is still in effect.

4. Contract

A professional contractor will always ask you to review and record the “legal” contact before beginning to work on your project.

As a homeowner, it is also your responsibility to request a written contract before the work begins. You want to ensure that this contract contains a detailed description of the work in progress and the price of each individual item. Make sure there is a payment schedule. In what way are you supposed to pay the contractor? In some cases, it is 50% lower than a third when the work is partially completed and the remaining 50% balance due upon completion.

Work to ensure that the contract has a start date and a completion date, especially for larger projects. Verify that the warranties and guarantees are clear and understandable. If you are still unclear, it may be a good idea to consult a lawyer to review the contract before signing it.

Speaking of signing, make sure that both you and the contractor have signed the contract and if you need to make any changes to your contract, get them in writing, so both you and the contractor are protected.

You will want to interview several contractors and review several bids before making a decision.
